The soul of every great space is grounded in its location. Kessel Run is a rare build, sited near downtown Bismarck, where location was the kickstarter to, and intentional design the culmination of, its greatness.

A gem in the rough, the Kessel Run lot sat vacant for 30 years after a fire destroyed its original structure. Restrictive zoning requirements and a lack of appetite for creative use were likely to blame for the decades-long vacancy.

It took low inventory, rising costs and infrastructure strain to prompt City leaders to support redevelopment. In 2017 the City of Bismarck’s Infill and Redevelopment Policy was created. Kessel Run was one of the first infill projects as a result of their action.
